Based on the information provided in step 1, we will put together a rough ball park estimate that aligns with your requests. This is a free estimate that will help further analyze your budget expectations and the required budget for your project. Please note that we cannot provide estimates for all requests due to fluctuating volumes at certain times of the year, however, we will respond to all requests.
Once we have determined a rough estimate for total construction cost we will conduct a site visit to analyze the property and its specifics. The property landscape, location to bodies of water, size and other features could impact the cost of construction. With the information we gather from our site visit we will present you with any notes or budget concerns. Please note that we cannot meet every site visit request and a site visit will be conducted based on the results from the Inquiry/Free Estimate stage.
Once preliminary due diligence has been completed and the general budget estimate has been considered we enter into the Preliminary Agreement stage. This is the stage at which we take an initial deposit to produce a full scope of work for your specific project also known as the contract and begin the preliminary planning work.
Once the Preliminary Agreement has been signed we will finalize the preliminary planning work and work directly with the municipality/conservation authority to get your project in a position to submit for permits.
You will be presented with a full scope of work for your custom home that will be signed by both parties. From site prep to the handover experience everything will be outlined detailing each aspect of the project. An overall budget will be outlined including quoted prices based off of the blueprints and some variable estimates. Upon signing and acceptance of the contract a retainer will be collected.
We will begin to submit for any permits required to construct your project as per the scope of work. The permitting fees will be communicated to the customer and will be paid directly from the customer to the municipality/conservation authority.
Construction will begin during the time period stipulated in the contract. All aspects of construction will be completed in a timely fashion as per the detailed scope of work and the estimated completion date.
As completion nears and the occupancy permit is granted, a site visit will be conducted to analyze the scope of work completed and bring you up to speed on all of your homes functions.
