This is by far the most common question we get when dealing with custom new home construction. In reality there is no simple answer to this question as every project is unique and there are so many variables to be considered. We like to evaluate each job individually looking at our clients requests, needs, site conditions, long term plans and more to focus in on what it will cost to complete their project.

Through our Preliminary Review process we will be able to determine whether or not you can build on your lot and what your building envelope is. We encourage customers to reach out to us prior to purchasing their lot so we can assist them from the very beginning and help them find a lot that will meet the size requirements to fit the home/cottage of their dreams.

This is a question that really depends on the complexity of the project. An average build period is six months to a year with larger projects taking more time to complete.

We handle all things permitting and planning. Our team of experts works directly with all local municipalities and governing bodies to make sure that your project is approved prior to work starting. We also take care of scheduling inspections and obtaining all the supporting documents for you to rest easy knowing your home is safe.

If your property is withing the jurisdiction of a conservation authority, we work hand in hand with that authority to make sure all environmental regulations are met and exceeded. Protecting the environment is something we take pride in while completing your home.

It is never too early to start planning. If you have the intention to build you can begin some rough planning prior to purchasing your property. If you already have property with the hopes of building we recommend that you contact us 12-16 months prior to your projected start date.

Over the years there have been developments in foundation types and technology. Currently we find the best results with ICF (Insulated-Concrete-Forms) foundations. Ask us more!

Building a custom home on an individual lot is simply more costly than purchasing a sub-division built home. The benefit is you get what you want, where you want it and it is 100% yours. Another variable that is often overlooked is the site conditions, for example, a foundation being installed on a 30 degree slope of uneven bedrock that makes its way down to that beautiful swimming dock is simply going to be more complex than digging a 10' deep hole in sandy soil. the Canadian Shield is a beautiful thing and it takes precision and skill to build on it. Your lot also needs to have services put in, things like a drilled well, septic system, hydro, etc. are all more difficult than hooking up to services in an urban area. The biggest reason is you get what you want, tailored specifically to you, everything from quality energy efficient materials such as windows to the flooring you walk on everyday.

Resale value is extremely important. Even though you may not be thinking about selling your home you should still have your hard earned money work hard for you. Your new home is an investment that you may need to leverage in the future, maybe to help with personal finances or simply to have piece of mind knowing that you are financially secure and your home/cottage was built right the first time without fault.
